Will the developer be using my deposit to finance the construction?
No, Grupo Roble, one of Central America’s most prolific and respected developers, is committed to the success of the project and deposits will not be released to the developer until closing.
Is there a time limit to build?
All owners must start construction within 4 years of the closing of the property.
Have environmental permits and water availability been approved?
Yes, SETENA environmental viability permits have been granted, as has the water availability letter granted by the ASADA within Pinilla.
When will the infrastructure and common areas be completed?
The estimated completion of infrastructure and common areas is June 2026, however, the contract allows for a grace period beyond this date in case of delays in any of said processes due to acts of God or force majeure. .
When is the legal condominium segregation completed?
It is estimated that the legal condominium segregation will be completed in May 2025, however, the contract allows for a grace period beyond this date in case of delays in any of said processes due to acts of God or force majeure. .
Payment: what is required and when?
A $10,000 deposit is required to reserve a lot, with 20% non-refundable payment due upon signing the PSA. A subsequente 30% payment is required upon 50% completion of construction, and the final payment is not due upon closing and delivery of the property including all infrastructure, common areas and ready for enjoyment.
What are the HOA fees and when do I have to start paying?
The estimated fees are approximately $800 per month plus an Ecological Easement of 0.25% of the property value charged by Hacienda Pinilla and owners will start paying after the transfer deed is signed.
What are the amenities included in the common areas?
Amenities include a gated entry with 24-hour security, Wellness Center, gym, yoga deck, padel ball and pickleball courts, putting green, electric car chargers, walking trails, and a children's playground.
What is the Beach Access?
Beach access is within walking distance to Playa Mansita. The exclusive One Membership also allows direct beach access through the JW Marriott.
Are there architectural guidelines and restrictions?
Yes, a designated Construction Committee will oversee compliance with architectural styles, which must be contemporary Spanish colonial or contemporary Costa Rican hacienda.
